The most popular choice for rural living in the Jacksonville Metro Area has to be Mandarin. It was once rows and rows of thick orange groves, but these days, Mandarin
has an enormous geographic footprint of individual communities that span for several miles up and down the area's main thoroughfare, State Road 13. South Mandarin, particularly the Race Track Road and Goodby's Creek Marina area, have exploded with both resales and new home sales activity in the last three decades. Middle to upper-middle class neighborhoods have sprouted up en masse in Mandarin with names like Lake Mandarin, Del Rio, Mandarin Terrace, Waterford Estates, and one of the newest developments, Greenland Chase. Small towns like Fruit Cove and Switzerland border to the south, where you’ll find the new development of Rivertown. The condos, especially those in the Bartram Park subdivision, tend to be newer, gated communities with newer design features and plenty of private neighborhood amenities within their boundaries. These communities include Williams Walk condos, and the Greenbrier Townhome community by Pulte, a company that has focused heavily on building in Bartram. Other condos spread throughout Mandarin on its major thoroughfares and smaller back roads include the Preserve at San Jose, The Cove at St. Johns, Villa Beauclerc, Osprey Branch, the Cottages At Greenland, Summer Grove, Sugar Mill, and Edgewater at Sunbeam.
