New home construction buyers are clamoring for all things Bartram. Bartram Creek by KB Homes follows along with what started with Bartram Springs off of Racetrack Road, then the myriad of housing and commerce that's developed at Bartram Park Boulevard, single family and condo homes south of St. Augustine Road have taken off in a big way. 
 
KB Homes has a lot of ground out here, and their newest development, Bartram Creek, will occupy 59 acres off of Racetrack Road. It's 168 home sites, prices beginning in the mid-$200s. Phase 1 sites are on the market now. 
 
A big seller for Bartram Creek will be the lack of CDD fees. Though we don't know what the HOA fees will be, the savings from a no CDD fee community can be significant to new contruction buyer's monthly bottom line in a brand new community.

Jacksonville new construction is big, literally. As a measure of how large a home you can buy for your money, low price per square foot is typically the metric used. Jacksonville new construction homes are some of the lowest price-per-square-foot in the nation, averaging about $233 per square foot, bested only by Oklahoma City and Dallas/Ft. Worth.

Lest you think new construction was slowing down, Jacksonville real estate's abuzz about five new KB Home communities being formally introduced this week: Angora Bay in Clay CountyAbby Glen in MandarinBiscayne Grove in North Jacksonville;The Crossings at Glen St. JohnsHillcrest Bluff in Jacksonville.
 
Big variety of price points, and sizes ranging from 1,290 square feet three-bedrooms to the six-bedroom behemoths at 3,000+ square feet.


We stopped in at KB Homes newest new home community in the Northside area of Jacksonville for a tour of their beautiful model home. The 1865 Model home that we toured featured a spacious 3 bedroom and 2 bath layout with a 2 car garage.  The heart of the home featured a large open kitchen and living area, perfect for entertaining family and friends.

What's "big" really mean, in the grand scheme of things? How about lowered prices and $16,000 off quick move in homes in eight Jacksonville KB Homes communities. Example: Westland Oaks on the westside, reduced from $203K to $185K for a 3/2.5 (with a three car garage!) That's $185K for 2,403 square feet with a three-car garage. That's big.  And there are price reductions (literally) all over the map.

Another brand new KB Homes development is in the works for in Mandarin off of Old St. Augustine Road, near the intersection of Old St. Augustine and Greenland Road. KB Homes is building big in Mandarin, and for good reason: A-rated schools, unlimited shopping, dining and entertainment options, and close proximity to I-95 and I-295. And if you love the water, Whitmore Oaks is minutes from Julington Creek and a fully equipped public access boat ramp.

Driving through this area of the Northside, in the New Berlin Road/Main Street corridor also known as Oceanway, you’ll see an area of town that’s booming with new home communities, and new shopping, dining and entertainment choices. Oceanway has a lot going for it, which is why it’s going through somewhat of a re-birth, taking off in just the last five years or so. First, it’s convenient to I-295, so if you work in Orange Park, the Westside or Downtown, it’s an easy commute. And the Oceanway neighborhood is becoming more of a destination for young families. The Oceanway Community Center is a popular gathering place for families, and Oceanway Elementary School is a short drive or walk.  The Jacksonville Zoo and Gardens and River City Marketplace are just down the road.
