A major misunderstanding about the rent to own market is that potential buyers need to go to a lender first. Not true.
The right realtor will have a relationship with a lender or mortgage company, shepherd the buyer through the credit repair discussion with that lender. The agent can work with their affiliate attorneys and lenders to structure a contract that’s right for the buyer. They’ll have a list of homes for you to consider, so you don’t have to sit on your thumbs waiting for the lender to respond. If the lender gives you the green light, and states that you can qualify in 12 or 24 months, you’ll have already done the preliminary search, before you hit the road with the agent to find the home you want. And, you’re ready to move in.

Adjustable Rate Mortgages (ARMs) made up 40 percent of mortgages in the midst of the subprime lending spree. Surprisingly ARMs are staging a slow comeback since hitting their bottom of 3 percent in early 2009. New ARM home loans are back up to 10 percent, and Freddie Mac predicts it could reach 14 percent by year’s end.
Though the Books-A-Million store off San Jose in Mandarin is closing, the company is actually trying to expand, by snapping up former Border’s locations since Borders closed its doors in early 2011.
BAM is closing four stores across the U.S., including the Mandarin location. With Borders on its way out, the Alabama-based Books-A-Million is now the second second-largest bookstore chain in the United States, and it’s closing only a small portion (four of its 232 stores). Ironically, its sales were boosted by BAM offering the Barnes & Noble’s Nook. Since last fall, Books-A-Million has carried Barnes & Noble’s Nook, the sales of which helped its electronic commerce trade segment see a 24.3 percent increase in net sales for the quarter.
You’re in luck. If you’re called for jury duty to the Duval County Courthouse, there a great parking garage right across the street, and you can't park there. At least not for free..
The city wants to reserve it for paying customers. In an article posted on Jacksonville.com last week, reporter Timothy Gibbons writes that when “Jacksonville’s new courthouse opens in May, it’s unclear where the several hundred jurors streaming into it each day will park.”
In fact, they’re going to have to re-print all the summons for the jurors to include parking instructions. Maybe it will read, “Park in Goofy or Donald Duck and take the tram.” I doubt it. But this is a minor hiccup. Let’s get to the real question: “How can a person leverage this blunder to get out of jury duty?” That’s what you’re thinking. You know it. I know it. The bailiff knows it, probably the judge knows it too, though he probably is less empathetic. Continued after the break...
