Las Colinas in St. Augustine is a friendly neighborhood with a friendly price point.
No CDD fees and low HOA fees make Las Calinas an attractive alternative for St. Johns County living near St. Augustine. 
 
Las Calinas, a new home development in St. Johns County, has some hooks to it that are going to bring on the buyers, not the least of which are no CDD fees, and a (very) low HOA fee that's around $475 per year. Compare this $40 a month to the $400-ish HOAs in many other communities of this ilk, and people tend to sit up and take notice.

To be clear, this is no Nocatee, so you won't hear about a "Las Calinas lifestyle." But if Nocatee is the state-of-mind community in St. Johns/Ponte Vedra, wherein residents have a sort of spiritual connection to time and place, Las Calinas residents may identify with the pure practicality of living in the cozy woods of St. Johns County on a very relaxed budget.

Ten years later, St. Johns Town Center see its long awaited expansion.
Ten years after it was established, the first major expansion of St. Johns Town Center is on the drawing board. 
 
It's been about 10 years since the 200-acre St. Johns Town Center in the city's Southside was established, and set the standard for what an upscale shopping destination in Jacksonville should look like. After a market slowdown, and a new full service Nordstrom's installed, the expansion that was always expected may now come to fruition.

Crosswater at Pablo Bay is now 73% sold out, and three quick move-ins have been released  by David Weekley.

Cornerstone, Mattamy, David Weekley and Providence have all experienced robust sales, with Providence looking at the successful end of a great run in Crosswater.

HOA fees are remarkably low, at less than $60 per month, and there are no CDD fees.

St. Johns County led the way in 2014 growth for new building permits.
 
The Northeast Florida Builders Association (NEFBA) recently reported that the number of building permits pulled in 2014 was the highest since 2007.

The Palazzo at St. Johns is the new iteration of the Goodby's Creek luxury condo development at Baymeadows and San Jose.

Now selling fast. The Palazzo on St. Johns is a testament to the revitalization of new condo construction in Jacksonville real estate. Originally constructed as The Cove at St. Johns at San Jose and Baymeadows, all progress stopped in 2010 during the market slump (along with progress on The Shipyards, Berkman Plaza II, East San Marco, etc.)  In September 2013, it re-emerged with a new owner and a new name -- The Palazzo on St. Johns. (Berkman Plaza II now planning to re-emerge as well, halted in 2007).

Palencia is about to get a tad more affordable, to include the under $300K homebuyer market. Lennar will introduce a smaller, 50' product called "The Classic Collection," which Lennar advertises as pricing out as low as $226K. The Classic Collection homes will run from 1,500 to 2,700 square feet, three to five bedrooms, and you still get full access to the Palencia amenities, up to and including the golf course.
Nocatee again makes top five master planned communities in U.S.
 
2014 was a high water mark for Nocatee, named #3 master planned community in the U.S.
 
For the third year in a row, Nocatee is ranked as one of the most popular master planned communities in the nation. To make 2014's #3 ranking even sweeter for Parc Group and the myriad Nocatee builders, numbers #1 and #2 are actually over 55 communities, both in Orange County, California. The rankings come fom consulting firms RCLCO and John Burns Real Estate Consulting.
 
Twenty Mile at Nocatee is three communities offering several price points.Offering three price points, all homes in Twenty Mile will have lake or preserve views. 
 
The more moderate offering in Nocatee's Twenty-Mile community, Twenty Mile Village, will be delayed as more lots and homes are sold in the Pointe and The Island.  
 
There are several reasons, not the least of which is that the builders are focusing on Siena, and the Greenleaf section, (Lakes, Preserve and Village). Twenty-Mile Village is the price point within Twenty Mile that directly competes with Siena and Greenleaf Lakes, so it makes sense for the builders to hold off. 
 
The two higher end Twenty-Mile neighborhoods, The Pointe and The Island, are selling.  ICI Homes has have sold space in both these higher end sections.
 
Twenty Mile at Nocatee is a community within a community, comprised of three distinct price points offered as The Island, The Pointe and Twenty-Mile Village. Among the three sub-communities, they'll range from the $250's to over $1M. 
 
On the high end, The Island at Twenty Mile and The Pointe at Twenty Mile are the upscale, gated communities, starting in the low $500's. The lots are large here -- the largest in Nocatee -- and all have lake or preserve views.
