Another great neighborhood by David Weekley in St. Johns County
David Weekley will celebrate a brand new neighbohood in St. Johns County later this year.

The buyer's market in 2015 will usher in a lot of new neighborhoods by high quality builders like David Weekley, especially in points south like Durbin, St. Johns and Nocatee
 
Shearwater by David Weekley will be one of them. Shearwater will be located off of County Road 210 behind Timberland Creek Elementary School. It will have its own amenity center, lots of trails and golf cart paths that connect all of the neighborhoods, fitness, cabana area and an open air pavilion. 
 
New in St. Johns County -- Mill Creek Plantation
Most Mill Creek Plantation lots back to water, preserve, or both.

The Kitchen in San Marco is a new and notable gastropub in the heart of San Marco. It's notable because it's more than a restaurant. It's a place where aspiring chefs from Culinard, part of the Culinary Institute of Virginia College, hone their preparation and presentation skills, and share some food-love with the paying public.

The Jacksonville Culinard program is not well known, but it should be, and the Kitchen in San Marco will be a showplace for it's locally grown talent. Culinard is serious learning for serious professionals, with accreditation from the American Culinary Federation Education Foundation.

Under $200K Townhomes now a reality in Nocatee
The Dreamfinders offering at the Palms will include attached one story and two story townhomes starting at around $175K. 

Nocatee has an unmet need, and Dreamfinders is filling it.  The Palms townhomes will be priced at a modest $175,990.They will sell fast at this price in Nocatee, expecially the one level attached homes, which have been relatively hard to find in Nocatee until now. Single story attached homes have been available by Toll Brothers in Coastal Oaks, but at a higher price point.

Providence Homes has announced their selection for Twenty Mile Village in Nocatee. Starting in the high $300’s the Twenty Mile Village "Village Grove"section has 70’ home sites in one of the most sought after new developments within Nocatee. 

Providence announced three floorplans, four to five bedrooms, up to four baths, all with three-car garages. Twenty-Mile is one of Nocatee's newest, rising among St. John's County's sprawling oaks. It’s a rustic, old Florida feel community comprised of three separate, unique neighborhoods and amenities, each offering homes in a variety of types and prices: Twenty Mile Village (high $200K's), The Pointe, ($400K's) and The Island ($500K and up).

Mattamy is now selling lots in the Reserve at Greenbriar, a new master-planned community in St. Johns county. Although it is a master planned community, The Reserve at Greenbriar will carry no CDD fees to homeowners.
 
Mattamy is selling three, four and five bedroom models with large lanais and up to 12 foot celings. Of the two lot sizes, the smaller 63-foot sites, are already sold out.

There are new roads and utilities coming into Palencia in advance of the new Costa del Sol community. Construction has started on the estate-sized homesites in one of the most prestigious master planned communities in the area, Palencia in St. Johns County. These big, estate-ready lots range from 180 to 350 feet deep and 90 to 140 feet wide. 
 
Costa del Sol’s 62 prime homesites are covered in a huge oak canopy, many with Intracoastal Waterway and golf course views. Preliminary lot prices range from $125,000 to $750,000.
